Located in the charming village of Fulvy in Tonnerre, near Ancy le Franc, this beautiful Burgundy farmhouse sits amidst the picturesque country hills, nestled between the Armançon River and the Canal de Bourgogne. It is a perfect blend of rich history, enchanting landscapes, and exquisite local wines and cheeses.

Fully restored and furnished with your comfort in mind, Chaouen Farm offers a warm and cozy atmosphere for vacations, recreational activities, celebrations, and family gatherings throughout the year. The ground floor, spanning 230 m2, can be rented separately and features a spacious living room, a games room, a fully equipped kitchen, three bedrooms, a bathroom with a tub and shower, a two-person sauna, and a separate toilet. This space comfortably accommodates 5 to 8 people.

For larger families or groups of friends, an additional level accessed by a staircase offers 1, 2, 6, or more rooms, allowing for flexible arrangements to accommodate up to 12 people. There is a bathroom and toilet on this upper level as well.

Step outside into the enclosed patio, hidden from view, where you'll find a sheltered terrace equipped with patio heaters, perfect for enjoying the outdoors. Bask in the sun on the lush lawn or cool off in the above-ground pool with its wooden siding, accessible by a removable ladder and designed with children's safety in mind. Two barns are available, one for parking cars and motorcycles, and the other for hosting events and parties with friends.

Music enthusiasts will delight in the fully equipped and acoustically treated music room, perfect for rehearsals or composing.

Heating within the house is provided by an oil boiler on the ground floor, while electric radiators keep the upper level cozy.
